A deposit is usually one or two months' rent, and a letting agent may charge you nothing simply for showing a home. If the yearly service costs look wrong, the Huurcommissie can rule on the dispute for a small fee.

Registering and the First Weeks

After the keys are handed over you register the new address with the gemeente within five days, and the confirmation matters for the bank, the insurer and the employer.

Utilities are usually arranged by the tenant: water and heating may be included in the service costs, while electricity, internet and television are contracts of your own.

Take the meter readings on the day the keys change hands and photograph the meters, because the supplier opens the account with exactly those figures.

The municipal taxes arrive once a year on a separate bill, and they are charged to the person registered at the address on the first of January.
